Economic development director on apartment complex listening session: ‘We received thoughtful feedback’ 

Letter to the editor:

I’m writing to provide an update on the recent listening session regarding the upcoming development at Jakes Way and Moraine View Parkway.

Updated plans now incorporate emergency egress along Bluff Road Drive, larger turning radii within the development to accommodate emergency vehicles, and enhanced sidewalk connectivity to provide access to Walton’s East Gate Park. As the economic development director for Whitewater, I believe it’s essential to keep our community well-informed about the projects that will shape our future. I also want to extend my sincere thanks to the six residents who attended the session and shared their valuable insights.

During the session, we received thoughtful feedback, particularly concerning the anticipated rent prices for the new development. While this is an important consideration, I want to emphasize that the project is about to undergo final review process. This Monday, the Plan and Architecture Review Commission will vote on the site plan and conditional use permit—a key milestone in the project’s progression.

The purpose of this review is to ensure that the development meets all necessary ordinances required for a conditional use permit, including land use compatibility and adherence to city regulations. While rent prices are understandably a concern, it is equally important that we assess the project’s alignment with our city’s longterm vision and standards.

At a recent Greater Whitewater Committee meeting, the Southeast Regional Planning Committee highlighted a significant issue: 58% of Whitewater renters are currently spending more than 30% of their income on rent, a higher percentage than nearby communities like Elkhorn (35%) and Lake Geneva (28%). The addition of 128 new market-rate rental units is part of our strategic approach to address this burden. Our goal is not only to offer high-quality housing options but also to contribute to stabilizing or reducing housing costs over time, ultimately easing the financial strain on Whitewater’s residents.

We recognize that affordable housing is a priority for many in our community. While rental prices are largely driven by market forces, we remain committed to advocating for developments that enhance our community’s economic growth and quality of life.
